Mortgage Broker on the Surf Coast
Torquay, Jan Juc, Anglesea and the coast, including holiday homes and seasonal income.
Surf Coast lending has two features you do not meet inland. A lot of purchases are second properties funded from equity rather than cash, and a lot of buyers earn seasonally, through hospitality, trades and tourism that run hard over summer and quietly the rest of the year.
Both change which lenders will look at you. Seasonal income needs a lender that averages properly rather than reading the quietest quarter, and a holiday home is assessed differently again depending on whether it is left empty, let short-term, or lived in part of the year. The right answer depends on facts, not on a rate table.

Why use a local broker?
Lending policy is national but property is local. Valuers, builders and the pace of each estate differ street by street, and that shapes which lender will actually approve a file. We work this corridor every week, and we will tell you when the answer is to wait rather than to borrow.
We work across Torquay, Jan Juc, Bellbrae, Anglesea, Aireys Inlet and Winchelsea.
Common questions
Do you meet clients in the Surf Coast?
Yes. We are based in Armstrong Creek and meet clients in person, by phone or over video, whichever suits. Most of the process runs on email and e-signature now, so where you live rarely dictates how the loan gets done.
Does it cost anything to use a broker?
Normally nothing. The lender pays a commission once the loan settles, disclosed to you in writing before you proceed. Our Credit Guide sets out how we are paid and which lenders sit on our panel.
How long does a home loan approval take?
Pre-approval is often a few days once your documents are together. Formal approval after you have found a property usually takes one to two weeks, depending on the lender and the valuation. A complete file at the start is what shortens it.
